How do I decide
at what price to market my property?
It can be challenging to price your property for
rent, especially if you have not rented your
property in the past. Ask yourself how your property
compares with other accommodation options that will
be available during the event. Does your property
compare to a four or five-star hotel, or is it a
more casual accommodation? How many people can it
accommodate in beds? Is there extra sleeping on a
sofa sleeper, futon, or daybed? Are those extra
sleeping areas genuinely comfortable enough for
rent-paying guests? Does your property offer other
amenities, such as a pool or spa? Will you be
offering services like housekeeping or catering? If
so, your rental price should reflect the amenities
and services offered.
A very important factor in setting your price is the
proximity of your property to the event venue. If
you’re within walking distance (usually 1 mile) of
the event, renters will generally pay premium rates
to be that close to the venue.

concerned with state or local laws regarding rentals
in my area?
It is always a good idea to familiarize yourself
with the state and local laws surrounding the rental
of property, whether for short or long term. If you
are unsure about what laws might be relative to the
rental of your property, we recommend that you
consult a local property manager or attorney for
assistance.

website. Can you add it?
It is our objective that this site provide
housing for all US Open events. If you know of one
we have missed, please contact us and we will add
it.

How long will
my ad run on your website?
Your property will be advertised from the time
you contract with us to advertise it until 1) the
property has been rented (you will need to notify us
of that!), or 2) the event for which you are
advertising has ended, or 3) you advise us to remove
the advertisement for some other reason.

What do I have
to do to get my property ready to rent?
Your property should be spotlessly clean. Your
personal property should be stored in a locked room
or closet. All food should be removed from the
refrigerator and freezer.

property and contact information with anyone else?

Can you
guarantee that my property will get rented if I
advertise on USOpenHousing.com?
Unfortunately, we cannot guarantee that your
property will get rented. Rental markets vary based
on the supply of properties available and the demand
for properties during the event. However, we can
certainly say that your chances of renting your
property are better if it is listed here!

For Renters:
How should I choose a property to rent that I cannot see prior
to renting, due to the geographic distance?
Rental transactions are more successful when there has been good
communication between the property owner and the renter. Ask the
owner how recent the photos are. If they are more than a few
months old, ask the owner for some updated photos. If there are
features about the property that are important to you, be sure
and communicate that to the owner. For example, if wireless
internet service is important, confirm with the owner that the
service will be up and running while you are there. Another good
question to ask is where the bathrooms are located, relative to
the bedrooms. Don’t assume that a two-bedroom, two-bath condo
has two ensuite bedrooms. Some two-bedroom, two-bath condos have
one bath upstairs between the two bedrooms and one bathroom
downstairs off the kitchen.

I’ve found a property I’d like to rent. Who do I contact?
All rental transactions take place between the property owner
and renter. Please contact the property owner directly using the
contact information on their property page.

How do I know if the property and the property owner are real? I
don’t want to send money to a scam artist.
This is a valid concern, especially in this age of internet
scams. Once you have established the terms and conditions of the
rental with the owner and have the property address, Google the
address to see if the property is advertised anywhere else for a
drastically different price or terms. That is often an indicator
of a scam.

Discrimination
in the provision of housing, even for a short term,
is illegal. You can be fined more than $10,000
for each discriminatory ad, plus damages in court.
If you are a professional, such as a real estate
broker, you could lose your license.
To be in
compliance with fair housing laws, avoid phrases
which could be interpreted as discriminatory by
race/color/national origin (e.g. 'Hispanic area'),
religion (e.g. 'Christian home'), age /
familial status (e.g. 'no children' or ‘no
one under 14’), or any of the following other
categories: gender, handicap, physical or mental
disability, medical condition, marital status,
citizenship status, military service status, sexual
orientation, or source of income.
